Bluddy 'ell, Badge, this is mega-serious. I just mentioned that to Vlad and he said his CM Rangers right-hand man, Yuri, has at least one spare Kalashnikov. His left-hand man, Sergei, has a couple of spare Uzis. Vlad said that if мамуля Badge has any preference he can drop one of them off for her and she can keep it on indefinite loan. Prices still edging down, so still taking a watching brief for now. Will likely move in the spring when another chunk has been taken out of the market.
Assuming the Covid working arrangements persist and I'll be able to work remotely in future a flat might suit me best. Locking up and disappearing for the odd month without worrying about it would be handy.
Have had a mooch round the new development in Joiners Square. Flats are cheap and place looks secure enough, though immediate surrounds a bit of a desert. Anyone got any experience of there, or anywhere similar? Main concern would be that the neighbours aren't knobs.

I haven't looked but I've been surprised when my mate told what properties near us are going for compared to when we had a valuation 3 years ago, have prices gone continually down everywhere since you've been looking then?

Edit - impossible to predict a plunge, I lived in the South in the 80s and 90s and people predicted it for a fair few years before it happened, prices were mental but it didn't happen nearly as quick as people thought it would.

Won’t be long before they plummet I’d imagine I think it's because it's a sellers market now, with the freeze on stamp duty, sellers are able to hold out for full asking, and even slightly over value a house, as ultimately the buyer is still getting a bargain

Have walked through Shelton at all hours of the night, and generally the worse for wear, with no issues. No interest in dealing with a different bunch of kids next door every year though.

Still mooching about the local property market without having found anything I'm ready to commit to for a variety of reasons (covid, work, Brexit, personal).
Expect prices to fall significantly this year due to the hangover from Covid and Brexit so happy to take a watching brief for a while yet.
Interested in any other experiences of the local market.
