Sorry admin - its not a stoke post per se but I am a stokie of 30 years so it is a tenuously connected stoke post Hey stokies! Wonder if you can help - putting in an application to build a log cabin on my property. Been informed by the council that the land is special landscape (trees/ grass/ frogs etc etc). When it reality its a massive concrete slab! For the last ten years its also had two massive pidgeon sheds on it (twice the size of the cabin - they also show up on the local plan on the planning portal) The development I'm planning will not require any digging/ no trees down/ no impact on green environment. Can anyone advise on this situation? I've been thinking going down the eco-route might the best bet?

Dee - it'll get moved in a mo'. I'm just trying to build up a head of steam - hope everyone doesn't mind.
Loony - had an official meet with the planning people and they basically told me "its special landscape area you've got bob hope pal!"
Which is a wee bit frustrating considering its a bloody concrete slab and the pidgeon huts the previous owner had on it.
Wondered if there was some loophole I could exploit?

thats what I thought! I've checked and there is an official classification for special landscape areas - however its normally applied to picturesque areas not rubble dumps.
In terms of location we are in semi country side with fields etc around us - so I can see where they're coming from.
The most annoying thing is that where we want to put the cabin is a big flippin slab of ugly concrete - thats been there since the dinosaurs!

Non-statutory Landscape Designation
There are a plethora of non-statutory landscape designations, mostly designated by local authorities. These designations are not created on a national, or even regional level, but differ between the local authorities. There is an inconsistency in the recognition of what value it is necessary to place on a specific area; few authorities attempt to explain or evaluate their proposals for designations (Bloomer Tweedale Architects and Town Planners, 1992).
A short list of non-statutory landscape designations includes: Special Landscape; Special Landscape Area; Area of Landscape Value/Merit/Significance; Great/Particular Landscape Value; Outstanding Landscape Area/Quality; Local Landscape Area; High Landscape Value; Historic Landscape; Landscape Conservation Area; Landscape Protection/Merit/Feature/Significance.
Fuck knows then - it is controlled purely by the LA so you might be screwed. It seems as though it removes permitted development rights aswell.

what you should do is take photo's of the existing along with existing plans, then show them the new plans with a building footprint smaller than the pidgeon sheds, and an artisit impression; show you are introducing trees, more grass etc. as as of september you need planning permission to block pave or concrete a drive. Go the improving the environment and visual landscape route, if they don't listen then you can appeal to a hgher body.

Cheers Loony. The thing that gets me is that I've seen developments get passed in full on green belt land (right in the middle of a the new forest :-0). So why the fook my LA think my 40metres of concrete slab is more important that this god only knows.
What I do know is that if they do reject the application - I'm going to make their lives hell for the next two/three years with appeals and the like. Failing that I'll build it and out up a massive gate that they'll need a tank to break through to get to the cabin.

If there's summat there already, then go for retrospective planning for this, then maybe you could 'repair' it at a later date! But .......... get a decent agent to help you, otherwise you may end up with nowt! Just IMHO etc

Get a conservation report done. You need to know exactly what animals are living around there, because if you don't get a report done, start building, they can make you tear it all down.

Hulme upright manning on festival park As im only a architect i cant help with a tree audit but we have a few people in the office that can help! Cant quite see why they have a problem though unless you didnt use appropriate drawings ie plans, sections, ele's & site plans.
